नाशिक : नाशिकमध्ये इमारत बांधताना प्रीमियम एफएसआय आणि टीडीआर पन्नास पन्नास टक्के वापरण्याची सक्ती करण्याच्या धोरणामुळे नाशिकमध्ये घरे महाग होत असून नवीन प्लॅन टाकणे थांबले आहे.टीडीआरची साठेबाजी दूर करण्यासाठी टीडीआर सर्टिफिकेटला वापरण्याची कालमर्यादा म्हणजेच एक्सपायरी ठेवण्याची मागणी नाशिकच्या क्रेडाई मेट्रोने मुख्यमंत्री देवेंद्र फडणवीस यांच्याकडे केली असून त्यांनी ती स्वागतार्ह असल्याचे सांगितले आहे. तसेच नाशिकमध्ये पुनर्विकासाची मोठी संधी असल्याने पुणे आणि ठाण्याची नियमावली लागू करण्याची मागणी देखील पूर्ण करण्याचे आश्वासन मुख्यमंत्र्यांनी दिले आहे. नाशिक क्रेडाई मेट्रोच्या वतीने शहरातील बांधकामांसंदर्भात मंगळवारी (दि.२८) मुख्यमंत्री देवेंद्र फडणवीस यांची मुंबईत भेट घेऊन विविध अडचणी आणि मागण्यांबाबत चर्चा करण्यात आली. यावेळी कुंभमेळा मंत्री गिरीश महाजन,फोटो कॅप्शन: क्रेडाईच्या वतीने विविध मागण्यांसंदर्भात मुख्यमंत्री देवेंद्र फडणवीस यांना निवेदन देताना उपाध्यक्ष उदय धुगे. समवेत गिरीश महाजन, हिमगौरी आडके, आमदार देवयानी फरांदे, गोकुळ गिते, अनिल आहेर, अंजन भालोदिया, ऋषिकेश कोते, ऋषभ जैन.आमदार देवयानी फरांदे, आमदार गोकुळ गिते, क्रेडाई नाशिक मेट्रोतर्फे उपाध्यक्ष उदय धुगे, अनिल आहेर, अंजन भालोदिया, सुरेश पाटील, ऋषिकेश कोते, सदस्य ऋषभ जैन तसेच संस्थेचे वास्तुविशारद सुमित कुमठ, भाजपचे शहर उपाध्यक्ष नीलेश बोरा, स्थायी समितीचे माजी सभापती गणेश गिते उपस्थित होते.प्रीमियम- टीडीआर सम प्रमाणात वापरण्याच्या धोरणामुळे व्यावसायिक अडचणीत आले आहेत. टीडीआरची कृत्रिम टंचाई झाली असल्याने घरांचे दर वाढले आहेत. त्यामुळे परवडणारी घरे मिळण्यात अडचणीत आल्या आहेत. त्यामुळे टीडीआर वापरण्यासाठी कालमर्यादा निश्चित करावी म्हणजेच टीडीआरची जास्त काळ साठेबाजी करता येणार नाही, असे क्रेडाईने सांगितले. सध्या जुन्या घरांच्या पुनर्विकासासाठी चांगला प्रतिसाद मिळत आहे; परंतु पुणे आणि ठाण्याप्रमाणे नियमावली लागू केल्यास जागामालक आणि विकासक यांना अधिक परवडू शकेल, असे सांगण्यात आले. त्याचाही अभ्यास करून नाशिकला ही नियमावली लागू करण्यात येईल, असे मुख्यमंत्री फडणवीस यांनी सांगितले.<h3>इन्सेंटिव्ह एफएसआय हवा</h3>नाशिकमध्ये पुनर्विकास करताना वेगळे नियम आहेत आणि ठाणे तसेच पुण्याला वेगळे दर आहेत. नाशिकमध्ये ९ मीटरलगत बांधकाम करायचे असल्यास २४ मीटरपेक्षा अधिक उंच जाता येत नाही. दुसरीकडे पुणे आणि ठाण्याला ३६ मीटरपर्यंत बांधकाम करता येते. नाशिकमध्ये विकासाला वाव असल्याने पुणे व ठाण्याचे नियम नाशिकला देखील लागू करावे, अशी मागणी केली.<blockquote>नाशिकमध्ये टीडीआरची साठेबाजी झाली असून प्रीमियम आणि टीडीआर समप्रमाणात वापरण्याच्या सक्तीने घरे परवडणाऱ्या दरात नाही. शिवाय पन्नास टक्केच प्रीमियम घेण्याच्या सक्तीमुळे शासनाचे देखील नुकसान होत आहे. आज कोणी लोकप्रतिनिधी ठरवले तरी त्याला रास्त दरात टीडीआर मिळणार नाही.</blockquote>

TDR Certificate to Expire After a Specified Period

Redevelopment of more than 10,000 ageing housing societies and apartment complexes in Nashik could receive a major boost after the Maharashtra government indicated that it would consider extending redevelopment incentives currently available in Pune and Thane to Nashik. The matter was discussed during a meeting between Chief Minister Devendra Fadnavis and a CREDAI Nashik delegation, covering redevelopment policies, affordable housing, Floor Space Index norms and Transferable Development Rights.Developers highlighted that Nashik’s existing regulations make several redevelopment projects financially difficult. While Thane offers an additional 0.5 FSI for redevelopment and Pune allows buildings up to 36 metres high on nine-metre-wide roads, Nashik currently limits building height to 24 metres on similar roads. CREDAI also sought changes to the TDR-premium policy, citing limited availability, rising rates and project delays. The government will consider the impact of the proposed reforms on developers, homebuyers and Nashik’s overall urban growth.

Nashik May Receive Pune–Thane-Style Redevelopment Incentives

Nashik is set to receive a dedicated 13.95-km riverfront corridor for pedestrians and cyclists along the Godavari River. Included in the draft Comprehensive Mobility Plan prepared by Maha-Metro, the approximately ₹28-crore project aims to promote walking, cycling, sustainable transportation and improved public access to the riverfront.The corridor is proposed in three phases. The first phase covers 4.95 km between Chandwadkar Road and Tapovan at an estimated cost of ₹9.9 crore. The second phase includes a 3.4-km stretch from Anandvalli to Chandwadkar Road, costing around ₹6.8 crore. The third phase will cover the remaining 5.6 km between Gangapur village and Anandvalli, as well as Tapovan and Jail Road, at an estimated ₹11.2 crore.The wider mobility plan also proposes approximately 131 km of pedestrian infrastructure and 88 km of dedicated cycling tracks across Nashik. Other recommendations include improved footpaths and junctions, adaptive traffic signals, intelligent transport systems, road-safety measures, freight-management initiatives, truck terminals and a comprehensive parking policy.

14-Km Godavari Riverfront Corridor Planned for Walkers and Cyclists

The corridor works are being delivered in stages, with the stretches nearest the station prioritised ahead of the wider programme. Completion timelines remain tied to the 2027 civic calendar.The Nashik-Trimbakeshwar Kumbh Mela Authority has approved an additional ₹56.9 crore for the expansion of Nashik Airport at Ozar. This raises the project’s total estimated cost from ₹572.51 crore to ₹629.41 crore. The additional funding is required for extra construction work and design modifications needed to comply with safety and security standards prescribed by the Directorate General of Civil Aviation and the Bureau of Civil Aviation Security.The expansion includes a new integrated terminal building, apron development, airside infrastructure, transportation facilities, vehicle-circulation areas, airport security systems and other supporting works. The project is being implemented by the Maharashtra State Infrastructure Development Corporation.A new 17,800-square-metre integrated terminal is planned, along with a 1.15-lakh-square-metre apron to accommodate more aircraft and approximately 25,000 square metres of vehicle-parking space. The upgraded airport will also feature aerobridges, advanced security systems, additional taxiways and expansion of the existing apron.Once completed, the airport’s passenger-handling capacity is expected to increase from approximately 300 passengers per hour to around 1,000 passengers per hour, strengthening Nashik’s aviation infrastructure ahead of the 2027 Simhastha Kumbh Mela.

Additional ₹56.9 Crore Approved for Nashik Airport Expansion

The Nashik Metropolitan Region Development Authority has proposed three development models for landowners located along Nashik’s planned 66-km Ring Road. The initiative aims to establish a properly connected road network, provide public infrastructure and ensure that land across the surrounding areas receives organised access to future development.Under the first model, NMRDA will undertake the complete development of roads ranging from 12 to 30 metres in width, along with essential public amenities. After reorganising the land through official plotting, 60% will be returned to the original landowners, who will not have to pay a premium.Under the second model, NMRDA will take control of 40% of the land for roads and public facilities, while the remaining land will stay with the owner for private development. This option also does not require the landowner to pay a premium.The third model gives owners greater control over their property. NMRDA will develop only the required road network, while owners retain the remaining land and reserve designated spaces for public amenities. These amenity spaces must be transferred to the authority when development begins, and this is the only model under which the landowner must pay a premium.
